Engineering Excellence at 100 Liverpool Street
Built directly above the entrance to one of the UK’s busiest train stations, 100 Liverpool Street is British Land’s flagship first net zero carbon building.
Sir Robert McAlpine delivers British Land’s first ‘Outstanding’ BREEAM score with 100 Liverpool Street.
We were contractually obliged to hit a minimum standard of ‘Excellent’, which was met during the design stage (84.7%). To exceed and raise this standard showcases the capabilities of the team and their desire to constantly drive for the highest standards of excellence across all facets of construction.
Included in our score, was a 100% in both the Transport and Water Categories, and a 94% score in Management. This rating demonstrates that even on a logistically and technically complex project like 100 Liverpool Street, a BREEAM score of Outstanding sits well within our team’s delivery capabilities.
To gain an Outstanding BREEAM rating, the 100 Liverpool Street project team fully embraced sustainability and embedded it into the earliest concept design stage and continued as a key driver throughout the detailed design and construction stages.
This is a significant achievement, being the first British Land’s building to achieve ‘Outstanding’, propelling 100 Liverpool Street into the top 1% of sustainable office buildings in the UK.
Our client British Land’s commitment to sustainability also meant that from the outset, a high bar was set and embedded into the early contractual obligations. Our project team had to constantly monitor and work with all parties involved to ensure that these standards were understood and implemented. Monthly sessions, to assess and collect evidence, allowed for consistent and timely submittals to the BREEAM assessor. The team remained proactive by finding opportunities to gain additional credits by frequently reviewing value engineering exercises in the construction process.
Additionally, the BREEAM evidence collected formed part of a WELL Health & Wellbeing certification, which, on its impending completion, will make 100 Liverpool Street Sir Robert McAlpine’s first WELL certified project.
BREEAM (Building Research Establishment’s Environmental Assessment Method) is the world’s leading sustainability assessment method for masterplanning projects, infrastructure and buildings. It recognises and reflects the value in higher performing assets across the built environment lifecycle, from new construction to in-use and refurbishment.

Sir Robert McAlpine's Managing Director of Commercial, Mike O'Donnell, and Sustainability Director, Simon Richards, discuss how the industry can best address both the opportunities and challenges posed by the retention and refit of commercial properties.
We are thrilled that two of our projects, 100 Liverpool Street and the Royal Albert Hall, have been recognised at the 2021 Building Awards.
100 Liverpool Street has become British Land’s first net zero carbon development, and one of very few in London, after completing the offset of residual embodied carbon.
Guests gathered at the lowest point of the structure’s foundations, just over 50m below ground.
Congratulations to all those who have worked on ONE Station Hill in Reading as the project completes.
The sustainable approach to delivery taken by our AmeySRM JV team on the A533 Expressway Replacement Bridge Scheme has seen the project honoured with an international Green Apple Environment Award.
